The CPI is the CSO’s main measure of Irish prices and counts mortgage interest; the HICP is the EU-wide measure the ECB aims to hold at 2%, and leaves mortgage interest out. Source: Central Statistics Office, tables CPM20 and CPM23 (CC BY 4.0).

What the ECB rate means for your mortgage

Tracker

Your rate is the ECB’s main refinancing rate, 2.65% now, plus the fixed margin in your loan offer. When the ECB moves, your rate moves by the same amount, and your lender tells you when your repayments change.

Variable

Your lender sets the rate. Variable rates often follow the ECB, but lenders decide whether and when to pass a change on. New variable-rate mortgages averaged 4.11% in July 2026.

Fixed

Nothing changes until your fixed period ends; then you choose a new fixed rate or move to your lender’s variable rate. New fixed-rate mortgages averaged 3.44% in July 2026. Lenders price fixed rates on what markets expect, so they can move before the ECB does.

On a €300,000 mortgage over 30 years at the average new rate of 3.48%, repayments are about €1,344 a month, and each quarter-point rise adds about €42. Try your own figures →

Beyond the Pale every Monday

Our weekly analysis is published here on Mondays.

How decisions in Dublin, Frankfurt, Brussels and Washington land in North Kildare: on mortgages and rents, prices, Intel’s Leixlip campus and the commute. The Pale was the English-held land around medieval Dublin, taking in part of Kildare; Leixlip sat on its edge.
